Renting in Guelph
Guelph is small enough to cross in twenty minutes and dense enough in the middle that plenty of people do it without a car. The core sits where the Speed and Eramosa rivers meet, and the limestone buildings around it are the city's most recognisable feature. Almost everything else radiates out from there in a loose ring of postwar and later subdivisions.
The University of Guelph sits in the south-east and pulls the rental market around with it. That is the single biggest structural fact about renting here: a large share of leases turn over on the academic calendar rather than continuously through the year, and the search gets much harder the closer you get to September.
About a third of Guelph households rent — but the distribution is lopsided. Downtown is a majority-renter area, and so is the corridor running north-west through Onward Willow and the Junction. Head towards the newer eastern and southern subdivisions and the rental share drops sharply, with supply shifting from apartment buildings to individual basement units and rented townhouses.
